The ambiance at our bed and breakfast is one of a kind. We endeavor to welcome guests with a friendly warmth and a unique Eastern Shore experience. To that end, we have created these policies to help us provide consistent service, to be a good neighbor, and to remain a viable business. We invite you to review our policies prior to making your reservations so that we might avoid any surprises.

Check in / check out

Check-in is from 4:00 - 6:00 pm and check-out is at 11:00 am. In order to allow enough time to complete our advanced sanitation procedure in each room, no early check-in or late check-out requests will be granted. Late arrivals can be accommodated with prior notice, please contact the innkeeper for instructions regarding entry into both The Inn and your room.

The option of self-check-in/check-out is available for anyone who prefers to limit face to face interaction. Please fill out the guest questionnaire upon booking your reservation, and let us know which check-in method you prefer.

reservations & payment

You'll always enjoy our best rate when you book directly with us, either online or by phone.

A deposit is due at the time of booking. To confirm reservations at The Inn Berlin, guests are required to furnish an advance deposit of 50% of the cost of the entire reservation, guaranteed with a valid credit card. The remaining 50% plus applicable taxes and incidentals will be charged to your credit card on file 6 days ahead of your arrival. All reservations are subject to the Maryland State Sales Tax and Worcester County Room Tax. We accept Visa, MasterCard, Discover, American Express, and PayPal.

Room Rates are per night and based on double occupancy, and all rooms have a maximum occupancy of two guests.

We do have an option of whole-house rental, which would secure all guest rooms.  To secure this reservation, a deposit of 50% of the total amount is due upon booking. The remaining balance is due 21 days before your stay. Please note that our cancellation policy pertaining to securing 3 or more rooms, special planned events, and holiday bookings is different, and you will find it below.

No shows, late check-ins and early check-outs are responsible for payment of the entire reservation. Rates are subject to change without notice. High Season Rates Apply.

Minimum stay requirement

Beginning September 1st, 2023, our booking availability may look a little different as you are reserving your stay. We are not accepting check-ins on Tuesdays or Wednesdays, or check-outs on Wednesdays. What does this mean? Well, you can still be our guest on a Tuesday or Wednesday, but you would need to arrive on Monday (or earlier) and depart on Thursday (or later).

A two night minimum stay applies for all reservations booked on the weekends at The Inn. Holidays and Special Event weekends may require a three or four night reservation. We accept one night stays on a case-by-case basis. Please contact us with your specific reservation inquiries and we will try our best to accommodate your needs.

cancellation policy

Due to the small size of our inn, we are greatly affected by untimely cancellations and we firmly adhere to our cancellation policy. You have until 7 days prior to your arrival to cancel or move your reservation; we will refund your deposit less a 15% processing fee. If you cancel within 7 days of your arrival date, regardless of the circumstances, your reservation will be charged in full and is fully non-refundable. Reducing the length of stay or an early departure is considered a cancellation.

For reservations of three or more rooms, which includes whole-house bookings, and also for special planned events and holiday bookings, there is a 21 day cancellation notice required, rather than 7 days. You have until 21 days prior to your arrival to cancel or move your reservation; we will refund your deposit less a 15% processing fee. If you cancel within 21 days before arrival, you will be charged in full. You will only be reimbursed if we are able to re-book your room(s) for those dates, less the 15% processing fee.

The following list defines those specific circumstances:

  • When you have made three or more room bookings on the same reservation.

  • When you have booked the whole house.

  • Holiday bookings for Easter, Memorial Day weekend, the week surrounding the 4th of July, Labor Day weekend, Thanksgiving, Christmas and New Years Eve.

  • Weddings, elopements or special planned events to be held here at The Inn.

We strongly recommend that all guests purchase travel insurance to cover your existing or future stay, so that you can book with confidence and be reassured that you have the appropriate protection should there be travel restrictions or health emergencies.

Visitors

Access to the guest rooms is for registered guests only, but guest-accompanied visitors are welcome in the 1st floor common areas of The Inn. Please let us know if you would like to have any visitors join you for breakfast, at an additional charge.

children

Well-behaved children age 10 and over are welcome at The Inn. However, the rooms have a maximum occupancy of 2 guests, and we do not allow or provide air-mattresses or cots. Whole house bookings, and special situations allow for younger children; please call to make arrangements. Minors must be accompanied by a parent or guardian at all times while on the premises. Please be aware that we have young children who live on the property with us.

pets

Out of courtesy to our guests with allergies, we can not accommodate pets. We’ll be happy to recommend our favorite local boarding kennels. Please be aware that we do own two dogs, Jo and Rafi. They are not allowed into The Inn, the guest rooms or any of the guest common areas. They are both confined to the innkeeper’s quarters, but you may occasionally see them outside enjoying the lovely gardens.

smoking

The Inn Berlin is a smoke-free establishment. There is absolutely no smoking inside The Inn or guest rooms, and this includes vaping & e-cigarettes. Designated outdoor smoking areas are available, we only ask that you respect our beautiful property and pick up after yourself. Smoking in a designated non-smoking area is subject to a cleaning fee.

DAMAGES

No candles, oil lamps, or any open flame devices are permitted in guest rooms at any time. Please use our provided dark wash cloths for makeup removal. Guests will be held responsible and will be charged for repair or replacement or damages or losses to linens, towels, furniture, furnishings, or other items. Please do not remove any items from the property. If guests have been found to have stolen an item or items from property, we will seek monetary reimbursement and prosecute to the full extent of the law. Each guest room is stocked with an emergency box of supplies in case of an accident (such as a spill or staining to the bedding/linens/furniture). Please let us know if there is an accident in the room and something needs to be cleaned immediately so we can avoid permanent damage and related damage charges.

Quiet hours

We want all of our guests to enjoy their stay at The Inn and experience a relaxing environment. To this end, we do ask that you be mindful of other guests when you enter and leave the premises, and respect our quiet hours from 10:00 pm to 7:00 am.

outside food / drink

In respect to our own culinary offerings and to our completely gluten free dining environment, we do not allow any outside food or drink, with the exception of bottled water. A cleaning fee will be applied if there is evidence of outside food or drink in the guest rooms or common areas.

STAIRS

The Inn Berlin is a 230-year-old, three-story tall building. Our guest rooms are located on the 2nd and 3rd floors and are only accessible via stairs. The Inn does not feature an elevator. Please watch your footing and your head as you use the stairs.
